You don’t need to parse it out, use the {whole content} in your MAP lookup.
You’ll probably need to escape the quotes, not sure.

EDIT - now I think you do not need to escape quotes, but do for the colons.

Mapping questions

According to [this document](https://docs.oracle.com/javase/7/docs/api/java/util/Properties.html#load(java.io.Reader), you should only need to escape : = and whitespace, so your .map file should be volume\:\ 2<br>mute\:\ 0<br>=2 but are you sure that your item’s value is exactly "volume: 2<br>mute: 0<br>"?
