I downloaded openhab from here:
I ran the start.sh script, but got an error that it could not find karaf. (Sorry, I didn’t copy the exact message).
But did I download the correct build, or is something else wrong?

Yes, you neglected to follow the fine instructions. You downloaded from the wrong place too.
